Party Wall Enclosure Costs refer to the financial contribution a property owner must make when they benefit from an existing party wall built by a neighbouring property. This situation typically arises when a homeowner wishes to build an extension or make alterations that connect to, or rely on, the shared party wall for structural support.

If the neighbouring property already has a party wall in place, and you are using that wall for your construction, the law often requires that you contribute toward the cost of the original construction of the wall. The amount paid is known as the enclosure cost, and it is determined by a party wall surveyor based on factors like the length of the wall used, the materials, and the benefit gained from its use.

The Party Wall Act 1996 in the UK governs enclosure costs, ensuring that costs are shared fairly when one property owner benefits from the efforts and expense of their neighbour’s previous construction.

To calculate the enclosure cost, a party wall surveyor will assess the value of the existing wall, taking into account how much of it is being used and any alterations required.
