Can my Neighbour drill into the party wall?
Your neighbour can drill into a party wall, but they must follow the Party Wall Act for significant work. They need to serve you with a Party Wall Notice outlining the proposed work, and you have the right to consent or dispute it. For minor drilling, like for shelves, the Act may not apply, but communication is still important to avoid disputes.
Can Your Neighbour Drill Into the Party Wall? Know Your Rights
Your neighbour can drill into a party wall, but they must follow the legal procedures set out in the Party Wall Act 1996. Drilling into a party wall, whether for minor work like hanging shelves or for major construction like installing electrical wiring or plumbing, can impact the structural integrity of the wall. Therefore, if your neighbour plans to undertake any work that involves drilling, cutting, or altering the party wall in any significant way, they are required to serve you with a Party Wall Notice.
This notice must detail the nature of the work, and you will have the opportunity to either consent to or dispute the proposed work. If you dispute it, a party wall surveyor may be appointed to ensure the work is done safely and fairly
If the work your neighbour is proposing is minor, such as drilling for picture hooks or light shelves, the Party Wall Act might not apply. However, it’s always advisable for your neighbour to notify you in advance, especially if the work could cause noise, vibrations, or any other disruptions. If drilling causes any damage to your side of the wall, your neighbour may be liable for repairs.
Open communication is key to maintaining good relations and avoiding unnecessary disputes when any work on a shared structure is involved.
